Licensed Associate Real Estate Broker
Irene Kruglova is an accomplished professional, highly regarded by her clients and peers. Since 1995, when she first started in real estate, Irene has closed hundreds of millions of dollars worth of properties in residential sales, as well as in residential and commercial rentals, all over the city. Irene says there are three components to her success: compassion, knowledge and reliability. But her success also feeds off her diverse background, which she finds relevant to her real estate business. What is more, she never stops learning and improving.
Irene took an appraiser’s course to sharpen her pricing skills. The success of her sales is determined by careful market analysis and aggressive negotiating techniques. She leaves no money on the table. Very competitive, she delivers on her promises, often exceeding her clients’ expectations. Her closing price often turns out by 8% - 15% higher than other brokers’ initial asking price estimate for the same property. Irene is proud of her nickname: The Closer.
Irene loves challenges and is always ready to go an extra mile for her client. “I find a way to turn every sale into a success story,” she says. “My buyers benefit from my years in marketing and PR. When working on an application package, I market my buyers to a coop board in such a way that the board is ready to embrace them.”
Working with Irene on a transaction, both her colleagues and attorneys come to appreciate her professional attention to detail. It comes from her years in journalism, publishing, and as a real estate paralegal. To ensure a smooth transaction, she meticulously verifies all the numbers and facts before they get into the Contract of Sale, so that there are no surprises.
Irene has also done some excellent apartment staging for her clients. Her sellers benefit from her knowledge of how to cater to the buyer’s taste. “A cluttered or an empty apartment won’t sell as quickly and for as high price as a staged apartment,” Irene says. Her staging was featured in the New York Times column, “On the Market”.
Not only has Irene been receiving “thank you” notes and glowing reference letters from her appreciative clients; many of them have turned into friends. Multiple time she and her clients have been featured in media stories about New York real estate and lifestyle topics, in “The Hunt” column of The New York Times, in The New York Observer and other publications.
Originally from Russia, a Moscovite, Irene calls Manhattan her true home. “When I came here, I fell in love with New York,” she says. “Now love is mutual: New York loves me, too!”
