"the seller was a female doctor who had been awarded the apartment after a divorce. When we got close to closing the apartment we learned from building management that there was additional form that she and the former husband were supposed to have filled out, which indicated that they were giving her the apartment. Basically the State of New York recognized that she awarded the unit, but building management hadn't been notified. The divorce, when it took place, was acrimonious in nature, so she didn't have any contact with (the former husband) and he was in no mood to cooperate. The seller's attorney and i had to call him and fax him several times a day and basically beg him to get it back to us. he did sign it at the very minute"
