I felt 110% confident by partnering with Ann Takahashi who just helped me find my new dream home in Manhattan! Closing on my property was as easy as can be because Ann was always available when needed and communicated often. She is a hard worker and loves her job. I highly recommend her when in need of a great REALTOR!

As I am located in Switzerland and wanted to sell my pied-a-terre, I had to find a realtor that I could rely on to manage the sale from listing all the way through to closing.

I was so fortunate to have the team of Ann and Elena handle the sale of my pied-a-terre in Chelsea. They are extremely knowledgeable, honest, responsive, dependable, trustworthy, customer centric and go far beyond their job requirements.

Ann and Elena were there for me every step of the way. Their guidance on setting the asking price of the property was invaluable and spot-on. Communication with them was never an issue. They provided updates (either via WhatsApp or email) on a regular basis before and after each showing.

Once my property was under contract, Ann and Elena did everything to help me so that the sale proceeded smoothly including liaising with the super of the building to coordinate furniture removal to being present to let the utilities company into the property to complete additional work. I was deeply appreciative for all their help as I couldn''t have managed all this from Switzerland.

If I purchase another pied-a-terre or even rent one in NYC, I would work with them again as they are just genuine and kind people who are passionate about what they do.

Working with Ann as my realtor was truly a life saver and I feel incredibly lucky to have had her by my side. I was a first-time home buyer and had been warned that agents often aren’t that helpful, especially when you have a conservative budget. That could not be further from my experience with Ann. After our very first conversation, I knew I wanted to work with her because she was a great listener. She asked all of the right questions–what style I was looking for, my must-haves, nice-to-haves and dealbreakers–and then she got right to work helping me secure viewings and sending property listings that truly fit my criteria. When we saw apartments, she asked questions of the showing realtor, took notes and helped ensure I was getting all of the information I needed to make an informed decision. Something critical for me as well, Ann never pressured me to make decisions. She was always incredibly understanding and respectful of the fact that I was nervous, unsure of this big decision and sometimes just needed a minute to breathe and think. Throughout the entire process she was incredibly patient when I had a million questions, was a true expert and consultant in helping me make the right decisions and always made me feel supported. As if the work she did on her own wasn’t enough, she also helped me find a great real estate lawyer and a mortgage loan officer that she knew would be the perfect team for me. Ann fully orchestrated my search and championed the purchase process on my behalf. I closed during COVID which meant that Ann was not able to attend the closing with me. However, I found out from my lawyer that Ann had called before I arrived and was insistent that everyone at the closing allow me to ask questions, ensure I was comfortable with all forms being signed and ultimately, that I was taken care of. That’s really what you get with Ann, someone who isn’t just doing their job and making a sale, but someone who takes her job and your future home life personally; someone that will be your expert guide and teammate throughout the entire process. Do yourself a favor and choose Ann to partner with. I guarantee you’ll be happy you did.

I had the pleasure of working with Ann Takahashi this summer and she helped me find my dream apartment in midtown.
I was referred to Ann by a colleague so already I knew that she is someone I can rely on.
From the first day I met Ann, I realized she is a well-organized and detailed orientated person. Ann always researched ahead and showed up prepared and punctual. She tailored to my needs and offered her professional opinions when called for. When I had questions or doubts regarding the building or the sales, she would work tirelessly to find out all the necessary information, and does not stop until she gets me the answers.
We started looking in May and I closed in Sept. She guided me the entire way, from making appointments to see places, to making an offer, to obtaining mortgage, to board approval and lastly to closing. She was there for me every step. Without her, I certainly could not accomplish it in less than 5 months, especially in competitive market like NYC where demands are high and Co-op boards are strenuous.
I would recommend Ann to my friends and family without hesitation. And I hope you will get to work with wonderful agent Ann Takahashi as well!

Ann Takahashi found the apartment of my dreams. With her expertise we were able to update my old apartment with fresh paint, new tiles and appliances so that it was “picture perfect.” for marketing. Thus, she was able to find a qualified buyer who paid our full asking price. Ann was always available to answer my questions and worked tirelessly on my behalf. She is reliable, helpful and competent. I highly recommend her to anyone looking to buy or sell an apartment.

We cannot say enough about how positive our experience was with working with Ann Takahashi, from Bond New York Properties. Ann is a very patient, caring, and flexible individual, and is extremely knowledgeable about the real estate market. She did an excellent and professional job in putting my sister’s apartment on the market after her unexpected death, and completed a very difficult task for us with as little anxiety for us as possible. She came in with a plan, executed the plan immediately, and the apartment was sold only one week after putting a professional video of it on the internet and holding one open house, having a huge response.

Ann responded to all of our e-mails and phone calls quickly, and was always available for our questions and concerns. She was a pleasure to work with, and we highly recommend her.

Ann is a wonderful realtor. She's patient and knowledgeable, and will work tirelessly to get you the deal you want.

My partner and I started looking for our ideal co-op in late February of 2013. We found it and closed by the end of May the same year.
Ann Takahashi helped us streamline our options which were the West Village and the Financial District of Downtown NYC.
She has a quick and precise sense of what we were looking for and kept in close contact only offering to show us properties that suited our needs. Needless to say, we are busy New Yorkers and didn''t have a whole lot of time to look at superfluous places that were not in our price range or out of our desired neighborhoods.
We found our perfect West Village apartment with her. We closed in record time, under three months. Unheard of in the sellers market of 2013.
I can''t imagine a smoother transaction that Ann helped facilitate as our broker. We would gladly recommend her to any of our friends and hope to do business with her again.
We love our place! Thank you Ann.

We picked Ann from the website without knowing her as we needed our broker
to negotiate with the seller. We were lucky to find her because she was
very responsive and knowledgeable about the market. She understood our
needs and provided excellent recommendations. She was very nice to work with. We would highly recommend her to anyone.

"In the day and age of hard sells and impatient brokers Ann takes the time to listen to your needs and is never pushy. She found me exactly what I was looking for well below my max price. That's hard to beat. I have and do recommend her to anyone looking for a broker that listens to your needs."

Clinton

$1.18 million
350 West 50th Street, Apt. 34F

Two-bedroom, two-bath, 1,005-square-foot condo in elevator building (Two Worldwide Plaza); apartment has terrace, hardwood floors and laundry; building has doorman, concierge, health club with pool, garage and courtyard; common charges $1,253 per month; taxes $1,435 per month; asking price $1.19 million; one month on the market. (Brokers: Gabriel Bedoya, the Corcoran Group; Ann Takahashi, Bond New York)

“My buyer, a private investor, was referred to me. Her original aim was to find an apartment for her daughter, then [she] saw the value as an investment. We looked at 35 apartments, made a couple of offers and finally chose this one. [The buyer] was enamored with the water and skyline views, the custom-designed built-ins for storage and the full-service building. A major challenge was working with the lender. The sale took a bit longer than expected due to bank delays caused by the increase in sellers wanting to close by the end of the year. Even with the buyer’s outstanding relationship with the lender, it was still an arduous task to get the process expedited.” Ann Takahashi, Bond New York

Upper West Side

$1.39 million
150 West 79th Street, Apt. 2EF

Three-bedroom, three-bath, 2,300-square-foot co-op in prewar elevator building (the Dorset); apartment has hardwood floors; building has part-time doorman, live-in super, roof deck, bike room, storage, laundry and backyard; maintenance $2,320 per month; asking price $1.39 million; three weeks on the market. (Brokers: Pamela Berman, Stribling & Associates; Louise Phillips Forbes, Halstead Property)

“This was my first real estate deal! The previous owner, Jack Gottlieb, recently passed away after 30 years in the apartment. One of the co-executors of the estate is a longtime friend and colleague from when I used to work in the theater business. My friend offered me the exclusive. Gottlieb was [composer] Leonard Bernstein’s longtime associate, so I had a joke about the walls of the apartment being able to sing. It was a spacious apartment with great “bones,” but needed renovation to open it up and modernize it. [In pricing the apartment], we knew that most buyers would want to spend a good deal more to renovate it to their own tastes. I would have to say that the buyers found us. I released the listing, and two days later I had my first — and only — open house. The buyers felt that the space and location worked for them. Once the new owners were approved by the co-op board, everyone was quite satisfied.” Pamela Berman, Stribling & Associates

Upper West Side

$1.6 million
90 Riverside Drive, Apt.10C

Two-bedroom, two-bath, 1,300-square-foot co-op in prewar elevator building; apartment has formal dining room; building has doorman, concierge, gym, storage, laundry and courtyard; maintenance $2,120 per month; asking price $1.65 million; five weeks on the market. (Brokers: Ann Cutbill Lenane, Douglas Elliman; Jennifer Bogner, Maxwell Jacobs)

“The buyer, a good friend of mine, asked me to go to a few open houses with her, and we went to three of them. As soon as she saw this one, she knew. It’s a beautiful building; it has high ceilings. It’s not a really large apartment, but it has a feeling of grandeur. They wanted to put in their own style of kitchen, and that wasn’t a problem. The building has a half-basketball court. They have a 13-year-old son, so the court wasn’t a requirement but it was a huge plus. It was really important for the seller to close by year’s end because of the change in capital gains taxes at the end of 2012. We were a little nervous about the year-end closing because they had to get a mortgage, but it all worked out. The contract was signed in October and we were able to close and get the mortgage by year’s end.” Jennifer Bogner, Maxwell Jacobs
