Susan Goldenberg

Licensed Real Estate Salesperson

I relocated to Manhattan from suburban Philadelphia upon graduation from college and fell in love with the charming Murray Hill area almost immediately. Soon after arriving in the Big Apple, I settled in there, ultimately purchasing a co-op and joining my building’s board of directors. And, decades later, I continue to enjoy the neighborhood’s convenience and the exceptional quality of life it offers.
My background includes retailing, sales promotion, fashion public relations and copywriting, but real estate is my passion. I derive a great deal of personal satisfaction from helping others achieve their goals and from educating them in preparation for a successful sale or rental transaction. As I fully understand that these may be life altering decisions made amidst a process that’s often fraught with anxiety, I lend support, offer guidance and provide honest answers every step of the way.
Thanks to my role as a member of a co-op board of directors, I have valuable insight into typical board thought processes and expectations. In addition, my relationships within the brokerage community, as well as with experienced real estate attorneys and mortgage lenders, are excellent and I’ve also maintained close relationships with buyers, sellers, renters and owners long after their sales have closed or their leases have been signed.
I pride myself on my professionalism, strong work ethic, positive attitude, attention to detail, and follow-up skills. And, I especially love seeing the happy looks on sellers’ faces as they prepare to embark on a new phase of their lives, and buyers’ and renters’ reactions the first time they view the apartment they’ll soon call home.

What can I say, except that I can't say enough. Sue was a huge help in the project. I was selling my Aunt's apartment and was quite unprepared for the rigors of selling a co-op in Manhattan, however, Susan Goldenberg did all of the heavy lifting and made the whole affair very manageable. All was completed under her watchful and most knowledgeable eye and made all of the arcane and Byzantine customs and procedures of the co-op sale understandable if not downright pleasant. I would recommend Susan without hesitation or reservation. Thank you Susan!

I highly recommend Susan Goldenberg for her kindness, expertise and professionalism. I first met Sue when I was trying to find my first apartment. She was the seller''s agent for an apartment I was interested in. I didn''t get that apartment but I found someone I could trust to advise me. Sue knows what questions to ask, and what things to look out for. She is a dedicated hard worker, very responsive, prompt and well-prepared. Rain or shine, even when not feeling well, she always showed up on time for every single appointment. We spent many tightly-packed Sundays (and a few impromptu last-minute appointments) together. You spend a lot of time with your agent; above all, Susan is good company. She has my resounding endorsement. And thanks to Sue, I have my first apartment in the city.

Susan helped us sell our co-op apartment recently and we couldn’t have been happier with her services. She was extremely responsive to all questions and concerns, answered emails immediately, and held numerous open houses. We received a full ask offer in two weeks, and she stayed in touch with us right up to the minute of closing. We could NOT have received better service! We would highly recommend Susan to anyone looking to buy or sell in NY!

We were lucky enough to have Sue assist my daughter in her move to New York City (from Florida) for her first job. We had a limited number of days to work with and Sue stayed in constant contact looking for our exact specifications. She was ready with a list of apartments for us to see upon our arrival in Manhattan. Sue took great care showing us apartments in the exact area we were looking for, making notes for us and walking us through the process. The notes were priceless by the end of the day after seeing so many apartments fitting our wish list. In the week that followed, Sue diligently worked with us long distance in getting everything accomplished for the exact date my daughter hoped to move in - it was no easy task - but Sue walked us through everything and made sure that the NYC rental process went smoothly for us. My daughter has happily relocated for her new job and lives in an apartment in an iconic neighborhood that suits her perfectly! Thanks, Sue!

To whoever reading, I was trying to move into NYC, which if you ask ANYONE who lives here: no matter what, moving in the city whether you''re moving for the first time or for the hundredth time will always be an enormously painful process. Sue was attentive to my needs and what I looked for in an apartment which was rare to find because so many brokers try to sell you apartments that have none of the items you wanted!! She even took me around to look for apartments ALL day on one of the sunniest, hottest days in NY and did not stop until we finished all of them and until I was satisfied, making diligent notes along the way as well as even getting waters for both of us! I would highly recommend Sue and I even have to a family friend looking for an apartment in the city soon. If you are looking for apartments, just tell Sue what you''re looking for and let her take the reigns!

Sue recently helped facilitate the sale of our COOP in Murray Hill. Sue had the knowledge and experience of the current market to help guide us through the process as seamlessly as one could hope. Her attention to detail from the listing photos, marketing materials and open houses aided in the apartment being under contract quickly. She was always available to answer questions and concerns and there was never a question that she had our best interest as her first priority. We would highly recommend Sue to anyone looking for an agent. Thanks again Sue!

To Whom It May Concern,

I would like to highly recommend Susan Goldenberg as your realtor if you are considering selling (or buying) a co-op or condominium. I had the pleasure of working with her when I sold my co-op and the experience was excellent. She worked very hard with:

* Suggestions for upgrades to enhance value
* Advice on preparing for showing the space
* Consistent scheduling of open houses to create interest
* Finding creative ways to enhance exposure through advertising
* Keeping my interests primary
* Finding the best buyer

The process can seem daunting, but Susan has the personality and professional experience to keep the stress level at a minimum.

So, when/if you want to sell (or buy) an apartment in New York City, I hope you will take my recommendation and talk with Susan first. She is a consummate professional and I know she will assist you ably.

My husband had been working with Susan for about a year. She was always seeking to understand our needs and appropriately contact us to update the listings she had been sending. We went out with Susan ONCE. She managed to tour our preferred area and in a matter of five hours, found our ideal apartment. Effective, efficient, perfect.

Sue is, hands down, the best realtor we have ever worked with! Friends told us not to go with her because she was the listing agent. They thought we should get a different "buying" agent who would have only our interests at heart. We are so happy we did not listen to them. From the first call to inquire about the listing of hers, to our closing, she was amazing. She was always available to answer questions and concerns. Sue is incredibly knowledgeable. She was very clear about what was expected of us, and encouraging when the process became cumbersome, which it always does, especially in NYC. She did a masterful job of looking out for our interests, and the seller''s. Her goal was to make everyone happy, and she succeeded phenomenally. It was truly a joy to work with Sue. And now, lucky us, we get to live in her building! We have already recommended her to friends and would not consider anyone else should we need a realtor again. Do yourself a favor and go with Sue Goldenberg!!

Dear Sue,
I wanted to take this opportunity to thank you for the excellent service and attention to detail that you provided in regards to representing the sale of my co-op apartment in New York City. Your professionalism and friendship are both highly valued, and I truly appreciate everything that you did to make me feel involved, comfortable, and fully informed throughout the entire process.

Please do not hesitate to use this letter as a reference for anyone who is considering utilizing your real estate services in the future.

Sue Goldenberg recently helped me purchase my home. As a first time buyer, I was unfamiliar with the paperwork and procedures involved with purchasing a co-op. Sue was so patient and provided detailed responses to any questions I had. She really helped make my experience less stressful and more comfortable.

Sue is a wonderful person to work with. She has a calm and pleasant demeanor and is very knowledgeable in the field. Sue is very helpful and I would definitely recommend her to others searching for a new home!

This Tiny $355K Studio Has A 'Private Spa,' Built-Ins Galore

This roughly 400-square-foot studio is yet another log to add to the fire of our fascination with very, very small apartments. The Murray Hill co-op has a copious number of built-ins: shelves, closets, cabinets, and a queen-sizedMurphy bed to boot. It also has what the brokerbabble calls "a private spa." There's a window, a Jacuzzi tub, and a marbled hand-painted ceiling, so if that's what makes up a spa, then this apartment has it. Every inch is maximized to the fullest, and the kitchen's pass-through window and flip-down custom steel table make for easy entertaining despite the limited room. It even manages to pack in a "home office nook." Building amenities include private storage for rent, bike storage, and a communal garden. All this for $355,000 plus $967/month in maintenance. Can the bevy of design touches compensate for the lack of square footage?

“The buyer was relocating from Pittsburgh in order to work at Mount Sinai Hospital. [The family] was looking for a condo or cond-op on the Upper East Side for under $1.8 million. They looked at the Azure at 333 East 91st Street, which they really liked, but unfortunately the square footage [of the apartment] was about 1,400. When I brought them to this one at 119th Street, everything was very comparable, but it was 2,000 square feet. They fell in love. The size rather than the location was how they made the final decision. The negotiation part took a little while, one month all told. This was because Mount Sinai was relocating them and paid for half the cost, but the building normally only allows Citibank to finance on the property. But Sinai only works with Chase. So we had to go through all this [paperwork].”

“The seller had been living in that studio for 22 years and then found a larger apartment in the building. The terrace runs the entire length of the apartment, so for its price range it was unique. Everybody loved it, but they would get to the kitchen, which was really tiny, and say, ‘oh.’ I knew eventually I would find somebody who doesn’t need to cook that much. In August this buyer came with his broker, and as soon as he saw it, I could tell he thought this was going to be his home. [The buyer’s] job is in New York City, but he travels a lot. His primary residence is near Memphis; his wife and children are still living there but will eventually be moving North. This is one of the few co-ops that allows pied-à-terres. It was a very reasonable board and he was an all-cash buyer — and he was a real nice person — so they saw the makings of an excellent neighbor. The contract was signed Sept. 7, the board interview was Oct. 9, but because of the buyer’s travel schedule we had to wait till last [month] to close.”

“The buyers expect to have a baby, so they wanted Tribeca. They started looking around [at rentals] before the summer and couldn’t find anything, so I suggested they look to buy. But the inventory is so tight that by the time they made offers on [two] apartments, they were in contract. The third time, the apartment had just come on the market that day. [The wife] saw it and she loved it. We brought the husband in the evening, and the next day we made an offer for the full asking price. It was accepted on the same day. This building has a good school [district], so they were happy with it.
