Thom Simmonds started his real estate career in 1985 managing and leasing properties in Midtown Manhattan for a private, family-owned company with real estate assets across the country. As the in-house "go-to" guy for everything, he leased residential and commercial retail and office units while handling the myriad details that those transactions entail: finance/accounting, legal, zoning and extensive interactions with government/municipal agencies (DOB, ECB, FDNY, and Community Boards). Thom's encyclopedic knowledge of the Times Square area's demographics and often complex zoning laws qualified him to be the Owners' Representative on (re)development projects as diverse as sales (ranging from $350K to $247MM), ground leases (49 - 99 years valued at $15MM to $1 billion) and joint ventures with some of the most prominent developers in New York, Pennsylvania and Florida.
Although born and raised in Philadelphia, Thom "always knew" Manhattan was his destination. Initially attending FIT, Thom shifted gears and graduated from Pace University with a degree in Public Accounting. He and his spouse co-founded Renaissance Floral Interiors in 1998 with locations in Manhattan and Philadelphia. Thom viewed this divergence as complementary to his real estate activities: "Leasing or selling a space is more rewarding when you can visualize its optimal potential and pass that onto your clients whether it concerns furniture placement, terrace or garden landscaping. I am very particular: my surroundings are extremely important to me and I always assume that my clients have the same high standards. Visualization does not come easily to everyone so it's part of my job to listen intently to every client's requirements and "dreams" concerning their home and provide the assistance and expertise necessary to enable them to realize those visions and goals. It starts with finding the right space - always look for "good bones" - and then the fun begins! For me, it's important for my clients to enjoy the entire process since one's dwelling should be a source of inspiration, function, beauty and repose. Obviously there's no formula for that - it's as diverse as my clients' needs and expectations. My goal is to deliver the product that exceeds those and literally opens the door(s) to the unlimited delights of living in Manhattan."
Thom resides in Manhattan's Upper West Side with his spouse and their two Siamese cats and enjoys his summer house on Fire Island. He was the managing agent and board member of a co-op where he owned five units (1988 - 2014) and has been a Board member (President since 2013) of the condominium association where he resides since 2009 making him extremely well-versed in dealings with co-op and condo boards.
